The process of sealcoating an asphalt driveway or parking lot is not exactly complicated, if you have the right tools and know what you’re doing. Still, it’s a labor intensive process and not well suited for weekend DIY handymen. Good thing you found us. When we do asphalt resealing, we follow a logical plan. Before any resealing can happen, the area to be sealed must be emptied of vehicles and blocked to incoming traffic. All proximal sprinkler systems must be shut completely off. A surprise sprinkler shower does nothing good for the sealcoating process, so be sure timers are set to the off position. Once the area is empty of cars and there’s no chance an automated sprinkling system will come on, the asphalt surface will be cleared of litter and debris. Brushes, brooms and powered blowers are right for this task. It’s best to apply sealant to a dry surface, so water cleaning is not recommended.
Once the surface to be resealed is clean, patching will proceed. As with house painting, preparation is imperative to a good job. We will fill cracks, patch holes and correct any defects in the asphalt surface. Oil stains will be covered with a special primer to ensure proper adhesion of the sealcoat. Once the surface is prepared, resealing can commence. After the sealant coats are dried, traffic lines can be reapplied.
